Deerfield, IL

VennPoint is currently under development on PARK5 Luxury Rental Townhomes, a trailblazing, Class A+ luxury multifamily community composed of multi-level townhomes and single-level living options. The community will provide a diverse mix of one-, two-, and three-bedroom units, featuring two-car attached garages, Class A+ finishes, ample outdoor and yard space, and convenient access to major employment hubs. PARK5 brings a unique product to the market, addressing strong demand for young families, empty nesters, and others seeking an elevated, turnkey suburban lifestyle.

Preferred Equity
Corinth (Dallas MSA), TX

In November 2025, VennPoint took a preferred equity position in a 296-unit newly developed property in an affluent suburb of Dallas. VennPoint’s investment, along with new senior debt, enabled the sponsor to pay off its construction financing and to continue driving lease-up at the property. This investment provides downside-protected current cash flow and equity-like returns through a priority position in the capital stack.

Acquisition
Reynoldsburg (Columbus MSA), OH

VennPoint completed its off-market acquisition of a newly developed 78-unit townhome community from a national homebuilder. The acquisition was completed in three phases to allow for lease-up to begin while townhome units were still being delivered. With 4% vacancy on three-bedroom homes, top-rated schools, and a diverse local economy, suburban Columbus stands out as a prime market for build-to-rent investments.

Preferred Equity
Des Plaines, IL

In December 2025, VennPoint successfully round-tripped its preferred equity position in the Welkin Apartments, a 212-unit community in Des Plaines, Illinois. VennPoint’s investment allowed the sponsor to wrap up the final few items of the construction process, pay off their existing mezzanine lender, and begin leasing the property.

Acquisition
Pickerington (Columbus MSA), OH

VennPoint acquired Pickerington Ridge, a 276-unit townhome and apartment community, in May 2021. Located in a desirable SW suburb of Columbus, VennPoint capitalized this off-market acquisition with long-term, fixed-rate agency debt. Upon implementing VennPoint Communities, VennPoint’s best-in-class property management company, in-place rents increased 39%, while preserving additional value-add upside.

Ground-Up Development
Schaumburg, IL

Element at Veridian (“Element”) is a ground-up, Class A+, 260-unit apartment community located in Schaumburg, IL on the Veridian Campus. Element boasts best-in-class amenities with large floor plans that allow tenants to comfortably work from home, a fitness center, large outdoor pool, grill area, fully-amenitized common area, dog park, and individual offices available for tenant use. VennPoint, in partnership with UrbanStreet Group, delivered Element in June 2020 and has successfully executed a lease-up strategy driving top of-market rents.
